You should get your roof checked out regularly so that you know that it is in good shape. The longer you wait to get a problem fixed, the more it will cost you to repair and the more damage you risk to your house. If the roofer comes out and checks your roof out regularly, they are going to be able to do any repairs immediately. When the roofer is on your roof, they are going to look for several different things. 

Soft Spots

Soft spots on your roof happen because there is water damage to the sheathing and material under the shingles on your roof. The water has caused damage to the wood and made it a soft spot. That can be a potential area for water to get in under your roof and into your house. If the soft spot isn't very soft, that can be a relatively easy fix. If it is a large spot and really soft, you may need to have a whole section of your roof repaired or even replaced. 

Missing Shingles

The roofer is also going to look to see if you have any missing or loose shingles or other roofing material. Loose shingles and roofing material can become missing materials really quickly, which means that you are going to end up with a bare spot on your roof. A bare spot is going to let water get into your house and cause damage. Missing and loose shingles also make it easier for other shingles to end up loose or missing. The roofer can replace those shingles, and make sure that there are no bare spots on your roof. The roofer will have to take shingles out in the area around the missing shingles just to make sure that the entire bare spot is covered and that all the shingles are tight. If there are too many missing the roofer should come down and talk to you about what is going on with your roof to see what you would like them to do for it. 

Getting your roof inspected on a yearly basis is a good idea because you don't want to end up with any damage that you might otherwise be able to avoid. You might also want to have a roofer check out your roof after a severe storm so that you know that your roof is in good shape.
