Should You Apply Roof Coating Or Sealant?

What Are They?

Roofing sealant is a jelly-like liquid that turns solid after being applied. It helps protect the roof from damage from extreme weather conditions like rain and prolonged sun exposure. 

A roofing coating is an additional layer of reflective pigment applied on the roof to reflect the sun rays and absorb UV rays. It is applied on the roof to ensure the roof remains durable and energy-efficient. Roof coating reduces energy use due to its reflective properties. 

A roof coating can be made of:

• Acrylic: It is ideal for use on homes in different climate zones. Since acrylic is water-based, it matches with most roofs and offers a remarkable performance for the cost. It is easy to apply, which makes it a common preference amongst homeowners. However, you might need to reapply it as it loses thickness over time.
• Silicone: It is moisture-cured, and thus, doesn't need a primer during application. It weathers better since it doesn't have erosion issues and is ideal for wet locations. The only downside is the formula holds on to debris and dirt. 
• Elastomeric: It has a resilient formula that can withstand extreme weather conditions. It is more functional when combined with a different coating since it isn't very UV stable. The main downside is the strong odor it has.

Which Do You Need? 

Applying a sealant is more effective if your home has a flat roof. Since flat roofs are prone to slow drainage, water can stagnate on the roof during heavy rains. Although some designs are used in flat roofs to encourage drainage, heavy rainfall can have pools of water on the roof, resulting in leaks and damage. Applying a sealant keeps the roof waterproof.

On the other hand, if you have a sloped roof, you don't have challenges with standing water. However, if your roof is old, you might need to apply a sealant to enhance its waterproof ability. Alternatively, you can get a UV-resistant coating to avoid damage to the roofing. 

Don't Apply Coating or Sealants as Alternatives

While coating and sealant are helpful, they aren't an alternative to roofing repair or maintenance. Have a roofing contractor inspect your roof before applying anything on the roof.
